Inside your strata report

The content within your strata report will depend on the size and state of the plan, but will include all the facts and figures you need, as made available by the manager. Our strata reports will highlight any issues with the building, including management issues and any major works that have been done or which are planned. 

Meanwhile, we’ll also include information on important areas like the financial state of the body corporate, as well as any quarterly levies and lot arrears which are in place.
The current balance of the administration and sinking funds (where available) will also be included and we’ll further indicate any special levies the owners would have to pay, and overall outstanding arrears.

In addition to all of this, your report will indicate the possibility or likelihood of special levies for major works, while also referencing any material which may indicate toxic harmony issues. Any other legal action involving the owners’ corporation will also be noted.

With a background of case management of litigation in virtually all jurisdictions, our principal inspector is able to foresee dangers and expenses in schemes that have complex issues.

  • The full 10- year Sinking Fund Report
  • A current Annual Fire Safety Statement (AFSS)
  • Summary pages from OH&S Act Audits/Asbestos Audit
  • Three years of financial statements 
  • The last budget
  • Three years’ worth of general minutes and the last few ECMS
  • Insurance Certificate of Currency/Tax Invoice 
  • Building Defect Reports or extracts/summaries (if any)
  • Two years of relevant correspondence
